How fast can you actually get to me?
Typical response time is 30 to 60 minutes anywhere within the M25, usually faster in inner London (Zones 1 to 3), subject to engineer availability and traffic. For genuine emergencies (gas leaks, major flooding, total heating loss in winter) we prioritise and can often arrive within 60 minutes. Quoted response times are best-effort targets, not contractual guarantees. Call us for an exact ETA before you commit.
How does pricing work, exactly?
Three pricing models. Labour is one flat rate across London and the M25, billed per 30 minutes: from £75 / 30 min (daytime) up to £147 / 30 min (nighttime), with a one-hour minimum then 30-minute increments. There is no callout fee. The rate that applies is set when the engineer arrives at your door, not when you booked. Set-price jobs (CP12, boiler service, drain survey) have a fixed from-price; installs are quoted free on site. No hidden extras (no parking, fuel, ULEZ or Congestion Charge surcharges). Materials at trade cost plus 30% markup, fully itemised. Domestic prices shown inc VAT. Full pricing.
Do I have to pay if you can't fix it?
The one-hour minimum labour charge applies for the time on site, including diagnostic. If we identify the fault but it is outside our scope (for example a structural issue needing a surveyor), we will tell you straight away and we will not charge for labour we did not do.
Can I reschedule a booking?
For non-emergency bookings, you can reschedule free of charge with at least 24 hours' notice, subject to office acceptance and availability. Rescheduling inside 24 hours, or no-shows, may result in the one-hour minimum labour being charged against the booked slot.
What if I'm a landlord with multiple properties?
We run dedicated landlord packages with discounted rates, priority dispatch, and bundled compliance certificates (CP12 gas safety, EICR electrical reports, PAT testing, Legionella). See landlord services.
Can I get an invoice with my company name on it?
Yes. We issue VAT invoices to private customers, landlords, letting agents, property managers, and businesses. Just let us know the billing details when you book.
Do you cover where I am?
If you are inside the M25, almost certainly yes. We cover every Greater London postcode (E, EC, N, NW, SE, SW, W, WC) plus the surrounding belt (BR, CR, DA, EN, HA, IG, KT, RM, SM, TW, UB, WD). Use the postcode checker on the homepage or just call us.
What should I do before the plumber arrives?
For an active leak: turn off your stop tap (usually under the kitchen sink, in the basement, or near the front door, clockwise to close). Open every cold tap and flush every toilet to drain the system. Move electronics and take photos for insurance. For a gas smell: leave the property, do not switch any lights or appliances, call National Gas Emergency on 0800 111 999 first, then us. For no heat or hot water: photograph any boiler error code displayed and have your boiler manual to hand.
Are you Gas Safe registered?
Yes. Every gas engineer on our team is registered with Gas Safe Register (the UK's official gas safety body), Gas Safe number 972173. You can verify our registration live at gassaferegister.co.uk using that number or any individual engineer's ID.
What payment methods do you accept?
Card (chip and pin, contactless, Apple Pay, Google Pay), bank transfer (BACS or Faster Payments), and cash. Card is fastest. We invoice properly with VAT so you have a paper trail for landlord, business, or tax purposes. We do not accept cheques.

London plumbing is not just London plumbing. The mix of Georgian, Victorian, Edwardian, post-war and modern stock, sitting on London Clay and fed by Thames Water's historic mains, means every borough has its own quirks. Here's what makes us different.

Hard water on the chalk aquifer

South-east London and most outer boroughs sit on the chalk-aquifer Thames Water source, with hardness routinely above 280 ppm. Limescale buildup attacks heating coils, kettles, dishwashers and showers within years. Every plumbing install we deliver factors this in: scale inhibitors, magnetic filters, manufacturer-spec adjustments, and warranty paperwork that survives the inspection visit.

Period property pipework

A single road in Islington can contain Georgian terraces with original lead supply pipes, Victorian conversions retrofitted in copper in the 1970s, and 21st-century new-builds with PEX manifold systems. Our vans carry parts and tooling for all of it: copper compression, push-fit (Speedfit, Tectite), capillary soldered, lead joint repair, MDPE compression for buried supplies. We don't have to leave to fetch the right fitting.

Mains pressure surprises

Pressure varies wildly across London. A mansion block in Marylebone may have 1.5 bar at the riser top; a basement flat in Camden may have 5 bar at the meter. Pressure-reducing valves, expansion vessels, and accumulators get sized to your actual reading, not to a generic spec sheet.

Conservation areas

Camden, Westminster, Kensington & Chelsea, Hackney and Tower Hamlets all have extensive conservation areas where flue terminations, soil pipe routing and external boilers face listed-building consent. We know which boroughs require what paperwork and we coordinate with the council on your behalf.

Block management protocols

Mansion blocks, purpose-built flats and new-build developments often have managing agents who want method statements, RAMS, public liability certs and induction sign-ins before an engineer crosses the threshold. We have these ready on every job; no surprise delays.

Drainage networks

Outer London still has shared back-of-house drainage with neighbouring properties. CCTV surveys catch responsibility lines before the work starts; we flag Thames Water sewer responsibility (typically 6 inches from the property boundary) so you're not paying for a job that's not yours.

Tree-root infiltration

The mature plane trees that line Hampstead, Chiswick and Wimbledon roads send root systems straight at clay drains. CCTV identifies infiltration, no-dig relining and root-cutting heads keep the work above ground where possible.

Subsidence-prone London Clay

Large swathes of London sit on London Clay, a shrink-swell soil that moves seasonally with rainfall. This stresses underground drains and supply pipework, causing joint failures over time and contributing to subsidence claims. Periodic CCTV drain surveys catch problems before they cause the cracks insurers won't cover.
