Gas Safety & CP12 in Enfield

Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 (GSIUR 1998) places the annual inspection duty on the landlord. We issue the Landlord Gas Safety Record, also called a CP12, within 28 days of the inspection, and the tenant receives their copy inside the same 28-day window. Renewals are dated against your existing certificate so the 12-month compliance cycle never slips.

CP12 with up to three appliances is 125 pounds, each extra appliance 20 pounds, CP12 plus annual boiler service combined 210 pounds at the same visit, and a second boiler 95 pounds at the same visit.
