Signs of a gas problem

Spotting the early signs saves money. Each of these symptoms is a reason to call a qualified engineer before it becomes an emergency.

⚠️ Smell of gas (rotten eggs / sulphur)

Natural gas has an odorant added (mercaptan). If you smell it, leave the property, don't switch lights, call National Gas 0800 111 999. Then call us.

⚠️ Yellow or orange flame on a gas appliance

Should be sharp blue. Yellow indicates incomplete combustion and possible carbon monoxide production. Stop using and book a Gas Safe inspection.

⚠️ Soot stains around appliance vents or flues

Sign of incomplete combustion. CO risk. Service required immediately.

⚠️ Pilot light keeps blowing out (older boilers/heaters)

Often draught or thermocouple failure. Could indicate flue downdraught issues, needs Gas Safe inspection.

⚠️ Excessive condensation on windows when boiler running

Possible flue or combustion problem. Worth a flue gas analysis test.

⚠️ Headaches, nausea or drowsiness when the heating is on

Possible CO poisoning. Leave the property immediately, get fresh air, and call 999 if symptoms persist. Have all appliances checked by Gas Safe before reuse.

⚠️ Higher than expected gas bills

Could indicate a leak (rare), more often a failing appliance or thermostat issue. Worth investigating.

⚠️ Hissing sound near gas pipework or meter

Possible gas leak. Treat as emergency. Don't approach with naked flame or electrical switches.

London context

Gas safety / CP12 in London: what makes it different.

Cadent Gas / SGN. Most of London is supplied by Cadent Gas (formerly National Grid Gas Distribution). Some south-of-Thames postcodes are SGN. We work across both networks.

HMO and rental compliance. The London rental market is heavily HMO-dominated, with corresponding gas safety obligations. We carry out HMO-specific multi-appliance CP12 inspections across every London borough, with the licensing and compliance documentation each council requires.

Older property gas pipework. Many Victorian and Edwardian London terraces still have black iron pipework dating from the original gas-light era. Iron pipework is acceptable but requires more rigorous tightness testing than modern copper. We have specialist tightness-testing equipment for older systems.

Block-management requirements. Communal heating systems in flats, common in postwar mansion blocks, have specific compliance requirements managed at the block level. We can hold landlord-side gas compliance for managing agents at portfolio scale.

How fast can a Gas Safe engineer reach me?
Typical response across the M25 is 30 to 60 minutes, often faster in inner London, subject to engineer availability and traffic. Live dispatch, never queued. Times quoted are best-effort targets, not contractual guarantees.
How does gas safety / CP12 pricing work?
Labour is one flat rate across London and the M25, billed per 30 minutes: from £75 / 30 min (daytime) up to £147 / 30 min (nighttime), with a one-hour minimum then 30-minute increments. There is no callout fee. Domestic prices shown inc VAT, no hidden extras (no parking, fuel, ULEZ or Congestion Charge surcharges). The engineer converts to a fixed-price quote on site after diagnosis where the scope is clear. Materials at trade cost plus 30%, itemised on the invoice. Full rate card.
Do you charge to come out and look?
There is no callout fee, ever. For pre-planned bookings the one-hour minimum labour charge starts when the engineer begins on-site work. For 24/7 emergencies you pay only for the labour at the rate for the time of day, plus any materials. Non-emergency reschedules are free with at least 24 hours' notice.
Are you Gas Safe registered?

Do you guarantee the work?
Every job carries a 12-month workmanship guarantee. If something fails inside 12 months for the same fault, we come back at no charge.
