Every UK landlord has a legal duty under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 to obtain an annual landlord gas safety record (commonly called a CP12) for every rental property containing gas appliances. The certificate confirms that all gas appliances, pipework and flues have been inspected by a Gas Safe registered engineer and are safe to use.

Failure to comply is a criminal offence punishable by unlimited fines and, in cases of injury or death from gas exposure, custodial sentences. Non-compliance also invalidates Section 21 (no-fault) eviction notices and can void buildings insurance gas-related claims.

What's tested on a CP12?

Every gas appliance: visual condition, working and standing gas pressures, flue integrity (no spillage, adequate ventilation), combustion analysis (CO/CO₂ levels), safety device functionality (flame supervision, oxygen depletion sensor, overheat thermostat), and stability/clearances. Plus a tightness test of the gas pipework.

Can the CP12 be combined with the annual boiler service?

Yes, and we strongly recommend it. The CP12 is a safety check. The annual service is preventative maintenance required by most manufacturer warranties. Combined from £251.99 inc VAT (save £47.99 vs booking separately), both certificates issued same-day.

What happens if a fault is found?

Per Gas Safe guidance, faults are classified as At Risk (yellow), Immediately Dangerous (red), or Not to Current Standards. The engineer will advise the landlord, and (with permission) isolate Immediately Dangerous appliances pending repair. The CP12 will document any disconnection.
