Every UK landlord has a legal duty under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 to obtain an annual landlord gas safety record (commonly called a CP12) for every rental property containing gas appliances. The certificate confirms that all gas appliances, pipework and flues have been inspected by a Gas Safe registered engineer and are safe to use.

Failure to comply is a criminal offence punishable by unlimited fines and, in cases of injury or death from gas exposure, custodial sentences. Non-compliance also invalidates Section 21 (no-fault) eviction notices and can void buildings insurance gas-related claims.
