How this works in plain English: Most UK home buildings insurance policies include cover for plumbing emergencies, hidden leak detection (trace and access), and the resulting damage restoration. Most homeowners don't know exactly what's covered, and most general plumbers don't invoice in a format insurers will accept, meaning customers pay out of pocket for work their insurance would have covered. What's typically covered by UK home insurance

Most UK home buildings insurance policies include the following relevant covers. Always check your specific policy schedule, but these are standard inclusions:

Escape of water

The most common claim type, covers damage caused by water escaping from plumbing, heating systems, water tanks or appliances. Includes burst pipes, failed valves, hidden leaks, boiler-circuit leaks, washing-machine flood, dishwasher flood. Typical cover: full buildings damage with no specified limit (subject to overall sum insured).

Trace and access

Specifically covers the cost of finding the source of a hidden leak and the controlled access cuts needed to expose it for repair. Typical cover: £5,000 to £10,000 per claim, separate from the escape-of-water damage cover. Includes our thermal imaging, acoustic detection, tracer gas, moisture mapping and the resulting controlled access work.

Storm damage (impacting plumbing)

Covers damage from storms, wind, hail, flooding, including burst water tanks in lofts, rainwater ingress causing pipework damage, and storm-related drainage failures. Excludes general gradual deterioration.

Subsidence (impacting drainage)

Covers drain damage caused by ground movement, often the underlying cause of long-running drainage problems in London Clay soils. CCTV survey reports document the damage for claim purposes.

Accidental damage

Optional add-on cover that pays for sudden, unforeseen damage caused by accidents, e.g. a contractor putting a nail through a hidden water pipe, a falling object damaging plumbing. Worth having if you're planning building work.

Tree-root damage to drains

Tree-root infiltration damaging drains is typically covered if the damage is sudden and significant. Gradual deterioration is excluded. CCTV survey with WRc-coded defect list establishes the case for claim purposes.

What's typically NOT covered

It's important to be honest about the limits of insurance. The following are commonly excluded:

  • Gradual wear and tear (e.g. limescale build-up, slow joint corrosion over decades)
  • Damage to the source of the leak itself (e.g. the failed pipe, covered for the resulting damage, but not the £15 of pipe that failed)
  • Pre-existing damage that wasn't disclosed at policy inception
  • Damage from poorly-maintained or unserviced gas appliances
  • Damage to outdoor swimming pools, hot tubs (often separate cover required)
  • Damage caused by the policyholder's deliberate act
  • Some commercial property uses excluded under domestic policies

Will using my home insurance affect my premium next year?
Some insurers treat trace-and-access claims separately from the larger escape-of-water claim, others bundle them. Effect on premium varies. We'll tell you what we think the likely outcome is on your specific policy, and you can make an informed decision before claiming.
What if my insurance doesn't cover it?
We tell you upfront, before any work starts. If the claim isn't covered or is declined, you can choose to pay our standard fees instead, see our pricing. We never start work assuming insurance will pay.
What documents do I need to make a claim?
Your policy schedule (the document showing your cover summary and limits), your policy number, and your insurer's claims phone number. We can usually find the rest on your behalf if you give us authority.
How long does a typical insurance claim take from start to settlement?
Simple escape-of-water claims with no loss adjuster involvement: typically 5,14 days from claim submission to approval. Larger claims requiring loss adjuster site visits: 4,8 weeks. We push insurers to keep the timeline tight on your behalf.
Will I have to leave my home during restoration work?
Most restoration work can be completed with the property occupied, we work in stages, isolate dust, and clean down at end of each day. Major restoration scope (e.g. several rooms with structural drying) may require alternative accommodation, which most insurance policies cover (typically 'alternative accommodation' cover up to £25,000+).
Can I keep my excess as low as possible?
The excess is set by your insurer at policy inception. We can't change that. But the excess is a one-off, beyond it, you pay nothing on covered work. For typical UK home insurance excesses of £100,250, the trade-off vs paying a £3,000,£10,000 claim out of pocket is overwhelmingly worth it.
Do you charge anything to make the insurance claim?
No, claim handling is included as standard on all our work. We don't charge a separate fee for managing the insurer relationship.
What if my insurance excludes certain types of damage?
We can still do the work, you'd pay our standard fees instead. Some customers also have separate landlord insurance, contents insurance, or commercial cover that may apply where main buildings cover doesn't.
Can you do this on commercial / business properties?

Are you regulated or accredited for insurance work?
We're not an FCA-regulated insurance broker, we don't sell insurance or advise on policy purchase. We provide remedial trade services and handle claim submission on customers' behalf as authorised contractors. All major UK insurers accept our authority forms and our reports.
