Gas Safety & CP12 in City of London

The City of London is overwhelmingly commercial but the residential footprint, mostly inside the Barbican Estate plus a tight cluster of modern apartments around Aldgate and period flats around Smithfield and Fleet Street, still carries the same legal duty for any landlord under the Gas Safety (Installation and Use) Regulations 1998. We cover EC1, EC2, EC3, and EC4 from the NW10 dispatch hub with a strict appointment protocol for managed buildings around Bank, Liverpool Street, Cheapside, Moorgate, and Aldgate. Regulation 36 imposes the annual inspection duty on the landlord. The Landlord Gas Safety Record (CP12 or LGSR) is issued within 28 days of the check and tenants receive their copy inside the same 28-day period. Out-of-hours inspections are routine here because daytime trading and lift access in commercial-residential mixed buildings is restricted, and our engineers carry the building-pass and managing-agent paperwork required by Barbican Estate, Threadneedles, and the other major freeholds.

Each gas appliance is checked visually for damage and combustion soot, working pressure is measured in kPa against the data plate, gas tightness is verified using a digital manometer in line with IGEM standards, flue flow is proven with smoke pellets for open-flue appliances and an anemometer for room-sealed flues where the situation merits, and ventilation is calculated against BS 5440-2 for any open-flue installation. Commercial-grade booster pumps in office stock are checked separately under non-domestic protocols where they sit in the same building envelope.

Pricing excludes VAT. CP12 with up to three appliances is 125 pounds, each extra appliance 20 pounds, CP12 plus annual boiler service combined 210 pounds, second boiler at the same visit 95 pounds.
