Gas Safety & CP12 in Tower Hamlets

Tower Hamlets gas safety inspections take in Georgian terraces in Spitalfields, post-war Council towers across E1 and E3, dockside warehouse conversions in E14 and Wapping, and Canary Wharf high-rises with their specialist booster-pump and pressure-reducing valve setups. The borough covers E1, E2, E3, and E14, including Whitechapel, Bethnal Green, Bow, Limehouse, Stepney, the Isle of Dogs, and the southern edge of Shoreditch. Pressure-stepping is required across Canary Wharf high-rise stock and our engineers are familiar with both the booster-pump regimes and the high-rise flue routing constraints. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 (GSIUR 1998) places the annual inspection duty on the landlord. The Landlord Gas Safety Record (CP12 or LGSR) is issued within 28 days of the inspection, and the tenant receives their copy inside the same 28-day window. For Canary Wharf high-rise stock managed by major freeholds, we coordinate building-pass and managing-agent access ahead of the visit.

Each gas appliance is visually inspected for damage and combustion residue, working pressure is measured in kPa against the manufacturer data plate, gas tightness is verified using a calibrated digital manometer with a let-by check first, flue flow is proven with smoke pellets for open-flue appliances or an anemometer for room-sealed plant on high-rise installations, and ventilation is calculated against BS 5440-2 for every open-flue installation against the dwelling's habitable volume.

Pricing excludes VAT. CP12 with up to three appliances is 125 pounds, each extra appliance is 20 pounds, CP12 plus annual boiler service combined is 210 pounds at the same visit, and a second boiler at the same visit is 95 pounds.
