Gas Safety & CP12 in Hackney

Under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 (GSIUR 1998), landlords are bound to arrange an annual gas safety check on every appliance and flue serving a let property. We issue the Landlord Gas Safety Record (LGSR, also called a CP12) within 28 days of the inspection, and the tenant gets their copy inside the same 28-day window. The inspection covers visual condition of each appliance, working pressure measurement in kPa against the manufacturer data plate, a let-by and gas tightness test using a calibrated digital manometer, flue flow verification with smoke pellets for open-flue appliances or an anemometer for room-sealed flues, and a BS 5440-2 ventilation calculation against the dwelling's habitable volume for any open-flue installation.

Pricing excludes VAT. CP12 with up to three appliances is 125 pounds, each extra appliance is 20 pounds, the CP12 and annual boiler service combination is 210 pounds at the same visit, and a second boiler at the same visit is 95 pounds.
