Gas Safety & CP12 in Islington

Islington's gas safety work crosses Georgian and Victorian terraces in Barnsbury and Canonbury, mansion blocks in Clerkenwell, post-war estates in Holloway and Archway, and warehouse conversions across EC1. The borough covers N1, N5, N7, N19, and EC1, including Angel, Highbury, Finsbury Park, and Duncan Terrace. The Gas Safety (Installation and Use) Regulations 1998 (GSIUR 1998), Regulation 36, places the annual inspection duty on the landlord. The Landlord Gas Safety Record, also called the CP12, is issued within 28 days of the check, and the tenant receives their copy inside the same 28-day window. For converted-warehouse properties in EC1 we cover every shared and individual appliance on a single certificate, and confirm meter location with the freeholder ahead of the visit.

Each gas appliance is visually inspected for damage, combustion residue, and seal condition, working pressure is measured in kPa against the manufacturer data plate, gas tightness is verified using a calibrated digital manometer, flue flow is proven with smoke pellets for open-flue appliances or an anemometer for room-sealed plant where indicated, and ventilation is calculated against BS 5440-2 for every open-flue installation.
