Gas Safety & CP12 in Havering

Outer-east London adds slightly longer drive times but we cover Havering fully on the same dispatch network. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 (GSIUR 1998) places the annual inspection duty squarely on the landlord. The Landlord Gas Safety Record (CP12 or LGSR) is issued within 28 days of the check, and the tenant receives their copy inside the same 28-day window. For Havering's larger family-house stock we often combine the gas safety inspection with the annual boiler service on the same visit to keep the property out of two separate appointment windows.
