Gas Safety & CP12 in Kensington and Chelsea

Kensington and Chelsea brings some of the strictest conservation rules in the country into every gas safety inspection. The borough covers SW3, SW5, SW7, SW10, W8, W10, W11, and W14, taking in Notting Hill, South Kensington, Chelsea, Knightsbridge, Earl's Court, Holland Park, and World's End. The white-stuccoed terraces, mansion blocks across SW3 and SW7, mews houses scattered across the borough, and the 1970s estate stock in W10 each present different access and material constraints. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 (GSIUR 1998) places the annual inspection duty on the landlord and the certificate must be issued within 28 days of the inspection. Tenants receive their copy inside the same 28-day window. Where appliances sit inside listed-building shells we coordinate route surveys for follow-up carcassing under BS 6891 and use period-appropriate fittings on any visible run.

Each gas appliance is visually inspected for damage and combustion residue, working pressure is measured in kPa against the manufacturer data plate, gas tightness is verified using a calibrated digital manometer with a let-by check first, flue flow is proven with smoke pellets for open-flue appliances or an anemometer for room-sealed plant, and ventilation is calculated against BS 5440-2 for every open-flue installation in the dwelling.

Pricing excludes VAT. CP12 with up to three appliances is 125 pounds, each extra appliance is 20 pounds, the CP12 and annual boiler service combination is 210 pounds at the same visit, and a second boiler at the same visit is 95 pounds.
