Every modern condensing boiler produces a continuous stream of slightly acidic condensate (a by-product of recovering latent heat from the flue gases), typically 1 to 2 litres per hour at full output. That condensate runs from the boiler trap through a 22 mm or 32 mm waste pipe to an internal stack or, in older installations, out through an external wall to a soil stack, gully, or soakaway. When the external run freezes, the boiler trap fills, the safety circuit detects backed-up condensate, and the appliance locks out with codes such as Worcester EA, Vaillant F.28, Ideal F1 or F2, and Baxi E133. Reset attempts will not clear the fault until the ice is gone.

Can I thaw the pipe myself?
Yes, often. Apply a warm (not boiling) cloth or a hot water bottle along the external run, particularly at any bends or the terminal. Boiling water is not safe on plastic condensate pipe, it can crack the fitting and turn a thaw into a leak. If clearance does not restore the boiler within 30 minutes, call us.
Why does my condensate keep freezing every winter?
Almost always because the external pipe is 22 mm rather than the 32 mm recommended by current installation guidance, or because it runs along an exposed wall without proper lagging. The permanent fix is to up-size, insulate properly, or re-route internally to the nearest waste stack.
Will my home insurance cover this?
Boiler breakdown insurance often covers attendance and repair. Building insurance typically does not cover the condensate thaw itself but may cover any consequential damage if water has escaped. We can issue an insurance-grade report at no cost if you wish to claim.
Is an internal re-route always possible?
Not always, it depends on the boiler position relative to your nearest waste stack and whether a continuous 3 degree fall can be achieved. Where gravity drainage will not work, we fit a Salamander or Aspen condensate pump that lifts the discharge into an internal soil stack or sink waste.
