The soil stack is the vertical pipe that carries waste from every WC, basin, bath, and shower in your property down to the underground drain. When it leaks, the consequences are unpleasant: foul odours through the airing cupboard or boxing on a stairwell, brown staining bleeding through plasterboard, damp creeping across ceilings beneath upper-floor bathrooms, and on older cast iron stacks a slow but persistent corrosion of nearby joists and floorplates. London's pre-war housing stock still runs huge mileage of original cast iron soil pipe, much of it now well past its 80-year service life, and the typical failure points are the collar joints, the boss connections to WCs and basin wastes, and any horizontal offset where corrosion concentrates at the invert. Modern Floplast UPVC stacks fail differently, usually at solvent-weld joints disturbed during loft conversions or where push-fit seals have perished after two decades of expansion cycling.

Should I repair my cast iron stack or replace it with UPVC?
If the cast iron is sound elsewhere and the failure is at one collar or boss, repair is sensible. If you are seeing multiple failure points, heavy external rust scaling, or active corrosion at the invert of horizontal offsets, replacement is the better economic decision. Modern Floplast UPVC has a 50-year design life and weighs a fraction of cast iron, so once a section comes down full replacement is rarely much more expensive.
Can a leaking soil stack make us ill?
Foul gas escaping into living space is a recognised health hazard, primarily as a nuisance and respiratory irritant rather than an acute risk in a domestic setting. Drain gases can also carry methane and hydrogen sulphide. A leaking or improperly vented stack should be repaired promptly, and any rooms affected by the smell ventilated until the repair is complete.
Do you need to turn off the water for stack repairs?
No, the soil stack carries waste only, not pressurised supply. We do ask occupants not to use upper-floor WCs, baths, or basins while the affected section is open, which is typically a window of two to four hours. The mains water remains live throughout.
Is the soil stack my responsibility in a flat or terraced house?
In a terraced house the stack is usually entirely yours. In a flat it depends on the lease: stacks serving more than one flat are typically demised to the freeholder or managing agent as common parts. We are happy to inspect the leak, advise who has the repairing obligation, and provide a written report you can pass to your block manager or insurer.
