When thermal imaging and acoustic detection have ruled out the obvious but the leak still hasn't shown itself, tracer gas is the technique that closes the case. The principle is simple: hydrogen molecules are roughly half the size of water molecules, so they escape through any leak point that water can pass, usually faster and more reliably than the water itself. Detection probes calibrated to parts-per-million sensitivity reveal the gas as it emerges, even through 50mm of screed, floor finishes, plaster or insulation.

We use a 5% hydrogen / 95% nitrogen industrial tracer mix, the same standard used by Cadent Gas, Thames Water and other UK utility infrastructure operators. The mix is non-toxic, non-flammable (well below the lower explosive limit of 4%), inert to building materials, and harmless to human and animal occupancy. It's the safest and most precise leak-locating method available.

Is tracer gas safe to use in occupied properties?
Yes, fully. The 5/95 hydrogen-nitrogen mix is non-toxic, non-flammable and inert. Hydrogen is the lightest gas in the universe and dissipates rapidly through any normal building ventilation. Property occupancy is fine during and after the survey.
How accurate is tracer gas leak detection?
Typically pinpoints to within 50,100mm of the actual leak, usually the most accurate method available. Particularly powerful for buried supply pipes where access cost makes precision critical.
How much does tracer gas leak detection cost?

Typical residential tracer gas survey: 90,180 minutes. The system needs to be drained, gas introduced, surface scanned, and the system recommissioned. We do all of this in a single visit.
Can tracer gas find a leak in heating circuit (sealed system)?
Yes, we can introduce tracer gas into a drained-down central heating system in exactly the same way as a water supply system. Excellent method for underfloor heating leaks where thermal imaging hasn't been conclusive.
