Hard water at 280 to 320 ppm CaCO3 – supplied across Tandridge by SES Water and South East Water – is a reliable ally for concealed leaks: carbonate scale coats the outside of a pinhole or joint failure, partially masking it, while the underlying moisture continues to migrate through subfloor voids and wall cavities. Properties in Oxted, Caterham and Lingfield regularly present with rising damp or unexplained water meter movement where no obvious pipe is visible.

Our investigations combine three complementary methods. Thermal imaging cameras scan walls, floors and ceilings for temperature differentials that indicate moisture accumulation, without lifting a single tile. Acoustic correlation then pinpoints the precise location along a pressurised run by comparing vibration signatures between two sensors – accurate to within a few centimetres on both copper and plastic pipework, which is the dominant supply material in Tandridge's RH8 and RH9 stock. Where acoustic signals are ambiguous, inert tracer gas is introduced into the pipe; it diffuses through the ground and is detected at surface level with no excavation required.

Every investigation concludes with an insurance-grade written report: methodology, annotated thermal and acoustic data, exact loss-point coordinates, and a scope-of-repair recommendation suitable for submission directly to your insurer or loss adjuster.
