Drainage in Tonbridge and Malling.

The oast-house conversions spread across TN11, TN12 and the rural ME19 corridor present drainage conditions found nowhere else in Kent. Kiln bases were sometimes converted using drainage routes that follow the original building footprint – curved walls, offset connections and runs that bear no relation to a standard residential layout. Before any rodding is attempted on these properties, a CCTV camera survey is mandatory: sending rods blind into an unknown run risks lodging equipment or forcing a collapse at a buried joint.

Beyond the oast stock, Medway-side terraces in Snodland (ME6) and lower Tonbridge (TN10) carry the additional variable of periodic flood inundation, which accelerates silt accumulation and root ingress into older clay-jointed runs. High-pressure jetting clears the immediate blockage; where joints have opened or sections have deformed, no-dig CIPP relining reinstates the bore without excavation. Where root damage or flood scouring has undermined a pipe bed, targeted excavation and relay is the appropriate fix.
