Hard chalk-aquifer water at 280 to 330 ppm CaCO3 – the range delivered by both South East Water and Southern Water across TN10, TN11, TN12, ME6, ME18 and ME19 – deposits limescale on the interior walls of supply pipes over decades. That narrowing raises line pressure at pinch points, and pinch points are where concealed leaks begin. In older Tonbridge town-centre stock and in the converted rural buildings around West Malling and East Peckham, supply pipework is frequently buried under original screed or behind lath-and-plaster – positions where even a slow drip can saturate a subfloor or cavity for months before showing at surface.

Our methodology sequences the investigation to avoid unnecessary disruption: acoustic correlation first to bracket the leak to a metre-length of pipe, thermal imaging to confirm the moisture path through structure, and tracer gas injection where the signal is ambiguous.
