Very hard chalk-aquifer water at 280 to 320 ppm CaCO3 – the concentration Affinity Water delivers across GU15 to GU24 – is aggressive on pipe joints over time. Scale deposits narrow bore gradually, then differential pressure at the restriction begins to stress fittings at either side. The failure mode is typically a slow weep rather than a visible burst, and in the insulated voids common to Camberley and Lightwater's 1970s and 1980s developer-built stock, that moisture can migrate two or three metres before any surface staining appears.

Our detection methodology combines three complementary techniques. Thermal imaging surveys the floor and wall surfaces to identify temperature differentials produced by damp migration. Acoustic correlation then listens across paired clamp points on the supply pipe, using the timing difference in the leak signal to triangulate the escape point to within a few centimetres. Where the signal is ambiguous – such as beneath solid concrete or within a multi-layer floor build-up – tracer gas is introduced into the pipe, and a surface probe reads the concentration directly above the fault.
