Moisture mapping is foundational to any serious leak investigation. Before deploying expensive thermal imaging or tracer gas, we measure the moisture profile of the affected area, establishing where water is concentrated, in what direction it's spreading, and at what depth. This builds a 3D picture of the damage that informs the rest of the investigation and quantifies the remediation scope.

We use Tramex MEP non-invasive capacitance meters for surface and shallow-substrate readings, and Tramex CMEX2 pin-meters for deeper substrate moisture content. Both are independently calibrated annually and conform to the British Standard Code of Practice for damp investigation (BS 6576). Every survey produces a written report with location-mapped readings acceptable to insurance loss adjusters and conveyancing solicitors.

What's the difference between rising damp, penetrating damp, condensation and an active leak?
Rising damp: ground moisture wicking up through brickwork by capillary action, classically with a 1m-high tide-mark and salt deposits. Penetrating damp: rainwater driving through external walls or roof, usually associated with weather events. Condensation: indoor humidity hitting cold surfaces. Typically widespread, mould-supporting, worse in winter. Active leak: plumbing or roofing leak feeding water continuously. Moisture mapping plus salt analysis distinguishes them reliably.
How much does a moisture survey cost?
Moisture surveys are priced per our published rate card (see full pricing), including the written report. Multi-room or multi-storey properties priced per scope.
What does a written moisture report include?
Site description, environmental conditions during survey, all moisture readings location-mapped, photographic record, salt-test results (where relevant), root-cause classification (rising/penetrating/condensation/leak), remediation recommendations, drying-out timeframe estimates.
Will the moisture report be accepted by my insurance / mortgage lender?
Yes, our reports follow BS 6576 and are accepted by all major UK insurers and mortgage lenders for water-damage and damp claims.
How long does the survey take?
