The local picture

Reading's property stock spans the full spectrum: tight rows of late-Victorian terracing in the streets behind Reading Abbey ruins and Forbury Gardens, interwar semis spreading through Tilehurst and Caversham, and post-war estates running out to Earley. That range matters to a drainage or leak-detection survey because each era presents its own material failures. Victorian clay drainage survives in many of those older runs but is routinely cracked, root-intruded or displaced. Post-war concrete-collar joints have fared worse still, and the converted-flat stock has added multiple discharge points to runs designed for single-household flow.

Thames Water supplies the town and surrounding districts using chalk-aquifer sources; hardness typically measures 270 to 320 ppm CaCO3 – firmly in the hard-to-very-hard band. That level of dissolved calcium steadily narrows bore diameters in supply pipework and raises the likelihood of pinhole leaks in copper heating circuits over time.
