For lettings agents, property managers, and multi-site landlords whose London portfolio is anchored with us, we will absorb the cross-region properties (the buy-to-let in Hertfordshire that does not quite sit in our M25-adjacent zone, the HMO in Brighton, the holiday let in the New Forest) into the same monthly CP12 and LGSR compliance cycle as the London stock. One account manager, one calendar, one engineer roster, and a single consolidated monthly invoice. It is the simplest answer for portfolio holders who would otherwise be juggling three or four regional sub-contractors and reconciling three or four separate audit trails at renewal time.

We are Gas Safe registered (registration number 972173), with the engineers on the CP12 roster ticketed for natural gas, LPG, multi-appliance domestic, and HMO multi-occupancy work. Every certificate is issued through the Gas Safe portal with the original PDF in the landlord's compliance pack and a copy uploaded to your management software (Reapit, Arthur, PayProp, FixFlo, or your bespoke system) on the day of issue. Where a remedial is required, the appliance is classified (Immediately Dangerous, At Risk, or Not to Current Standards), the tenant is notified, the appliance is capped if appropriate, and a remedial quote is issued under your pre-authorised reactive cap. This is an account-client service: it is available to existing portfolio account holders rather than as a one-off out-of-area job.

    Existing certificate expiry dates imported into our scheduling system. Regional properties grouped to minimise per-property mileage.

    Tenants contacted 21 days ahead with two date options. Reminders and access-failure escalation handled by our desk, not yours.

    On-site CP12 inspection
    Full appliance test sequence per Gas Safe Technical Bulletin: tightness test, working pressure, gas rate, FGA, ventilation check, flue integrity, safety devices. Repeat per appliance.

    Certificate issued, remedials flagged
    CP12 issued through the Gas Safe portal that day. Any defects classified ID, AR, or NCS per the GS(IUR) regulations. Remedial quotes issued under your pre-authorised reactive cap where applicable.

Your questions answered

Do you really travel that far for individual CP12s?
Not for individual one-off certificates. We travel for grouped account-client visits where regional properties are clustered so one engineer covers multiple certificates per day. For a single ad-hoc CP12 on a one-off rural property, a local Gas Safe engineer found via the Gas Safe Register is the right answer.
How is the mileage calculated?
HMRC AMAP rate of £0.45 per mile (first 10,000 miles), each way, measured from the nearest M25 junction. On a clustered regional day, the mileage is divided across all certificates issued that day, so the per-property cost is materially lower than a single-property visit.
What if a tenant needs a same-day emergency on a regional property?
Outside our London plus M25-adjacent footprint, we cannot dispatch a same-day reactive callout. Our account contract includes a regional reactive sub-contractor list, vetted by us and invoiced through our account, so tenants still get a single point of contact and you still get a single monthly invoice. For unaffiliated regional emergencies, the Gas Safe Register is the right starting point.
Will the per-property rate change once we sign?
No. The rate is fixed at account proposal stage, held for the term of the contract, and indexed annually only to RPI or a comparable transparent benchmark. There are no per-visit surcharges, no on-the-day add-ons, and no fuel-recovery clauses on top of the AMAP mileage line.
Can you handle CP12, EICR, EPC, and PAT in one contract?
CP12 (gas) and LGSR are our core competency. EICR (electrical) is delivered through our partnered NICEIC contractor under the same account, EPC is delivered through a partnered domestic energy assessor, and PAT through the same electrical partner. All are billed via the single monthly account invoice.
